FHA and renovation loans, explained

I explain FHA loans and renovation loans in plain language for people buying or selling a home in Bergen and Hudson counties. I am a licensed New Jersey real estate salesperson and a bilingual agent. I am not a mortgage lender, and I do not take loan applications.

How I understand FHA loans

I am Joselito 'Jose' Martinez, a licensed New Jersey real estate salesperson with Nest Seekers New Jersey LLC, Real Estate Broker (NJ Lic. 1431438; licensure does not imply endorsement), and a bilingual agent. My career began in 1998.

At Norwest Mortgage, a Wells Fargo company, starting in 1998, I closed hundreds of FHA loans, including renovation loans. At Norwest Mortgage, a Wells Fargo company, I handled all of the company’s listed homes statewide. Every buyer for those listings was pre-approved through me personally. MBA in Finance, Fairleigh Dickinson University.

I am not a mortgage lender, and I do not take loan applications. I do not originate mortgages today. I connect buyers with FHA-approved lenders. The decision to lend belongs to a lender.

FHA loans, in plain words

An FHA loan is a government-insured mortgage. It can allow a lower down payment and more flexible credit than many conventional loans. A lender makes the loan. The Federal Housing Administration insures it. I do not originate it.

FHA loans include a mortgage insurance premium, often collected both upfront and monthly. I will not quote the premium on this page, because those figures change. Your lender will tell you what applies to your file.

The home goes through an FHA appraisal, and it has to meet FHA property condition standards. The lender and the appraiser say what the file needs. I do not.

The home must be a primary residence. An FHA loan is not a loan for a property you will hold only as an investment.

One- to four-unit homes are allowed. An owner-occupied two- to four-family house is common in Hudson and Bergen counties. The buyer lives in one unit.

FHA loans often suit first-time buyers, buyers who are rebuilding credit, and buyers who will live in one unit of a multi-family home. They are not limited to first-time buyers. A lender decides whether a file qualifies. I do not.

Renovation loans, explained

The FHA 203(k) loan lets a buyer finance the purchase and the repairs in one mortgage, based on the after-repair value. The lender decides the amount. I do not take the application.

The limited 203(k) is for smaller repairs that are not structural. The standard 203(k) is for larger work, including structural work, and it uses a HUD consultant. I will not publish dollar caps here. Those figures change.

The repair money is held and released as contractors complete the work. On the standard program, a HUD consultant helps review the scope and the draws. The lender controls the funds. I do not.

Expect more time than a standard purchase. The scope of work, contractor bids, inspections, and the release of funds all take time. I will not put a number of days on this page. Your lender sets the schedule for your file.

Conventional renovation loans, such as Fannie Mae HomeStyle, also exist. So do VA renovation options. A lender can compare them with an FHA 203(k). I explain VA loans on a separate page.

Why this matters for probate and estate homes

Many inherited homes and estate homes need work. A buyer who can finance the purchase and the repairs in one loan may be able to offer on a home that is being sold as-is.

A standard FHA loan still has to meet FHA property condition standards. When the home needs repairs, a renovation loan can cover that work instead of asking the seller to finish it before closing. That can widen the pool of buyers who can purchase a home as-is.

For sellers, heirs, and administrators, a wider pool can mean more offers. The lender decides whether the property and the buyer qualify. I do not.
