How I understand VA loans

At Norwest Mortgage, a Wells Fargo company, starting in 1998, I closed dozens of VA home loans. At Norwest Mortgage, a Wells Fargo company, I handled all of the company’s listed homes statewide. Every buyer for those listings was pre-approved through me personally. MBA in Finance, Fairleigh Dickinson University.
I am not a mortgage lender, and I do not take loan applications. I do not originate mortgages today. The decision to lend belongs to a lender.
Buying or selling with a VA loan, in plain terms
An eligible buyer can use a VA home loan with no down payment. The VA and a VA-approved lender confirm eligibility. A real estate agent cannot grant it.
The home still goes through a VA appraisal, and it has to meet the VA’s minimum property requirements. A seller may offer concessions — contributions toward certain buyer costs. What is allowed depends on the rules in effect and on the lender. I will not put a cap or a percentage on this page.
VA loans include a funding fee. Some eligible borrowers are exempt. I will not quote a percentage here, because that figure changes. Your lender will tell you whether the fee applies and how it is paid.
