Before You Sell an Inherited Home in Hudson County
Inheriting a home can feel like two jobs at once—grieving and deciding what to do with the property. Here are calm first steps Hudson County families can take before listing, accepting an offer, or calling an investor.
What’s My Home Worth?
Curious what your Hudson County home would sell for today? I’ll prepare a private market opinion based on recent sales near you and your home’s condition. It’s not an instant website number, and nothing gets listed until you’re ready.

October tip
Fall is a practical time to walk an inherited home with fresh eyes—confirm the heat works before the first cold snap, keep insurance active if the property is vacant, and note exterior upkeep that gets harder once winter arrives. For estates still in probate, starting end-of-year planning talks with your attorney and CPA now usually leaves more calm options than waiting until December.
Trusts & Estate Planning
Selling a Home Held in a Trust?
Many Hudson County families hold their home in a living trust. When it’s time to sell, the trustee usually signs, and a trust sale can often move faster than going through probate. If you are a trustee, have the trust paperwork ready and confirm the details with your attorney before you list.
I work with trustees, executors, and their attorneys on pricing, as-is or retail listing options, cleanouts and repairs, and keeping beneficiaries updated along the way — in English or Spanish.

Know Your Full Monthly Payment Before You Shop
Before you look at homes, figure out your full monthly payment, not just the loan amount. Add up principal, interest, property taxes, homeowners insurance, and any HOA dues or PMI. New Jersey property taxes vary a lot from town to town, so two homes at the same price can come with very different monthly costs.
I started my career at Norwest Mortgage, a Wells Fargo company, in 1998, and I’m happy to connect you with trusted local lenders who can give you real numbers.

Hudson County Sheriff Sales
What buyers and families should know before auction day.
A sheriff sale is the public auction at the end of a New Jersey foreclosure. Here, the sales are run by the Hudson County Sheriff’s Office. For buyers and investors, properties are usually sold as-is, often without an interior inspection, and can carry unpaid taxes, liens, or title problems. Title and lien checks matter before you bid.
If you are a homeowner or an heir facing a sheriff sale, there may still be options before the sale date. I help Hudson County families sell before the auction, in English or Spanish.
Want the list? I’ll send you the current upcoming Hudson County sheriff sales with my notes.
